How much assistance can I get?
Texas programs typically provide up to 5% of your loan amount, applied to your down payment and closing costs.
Do I have to repay it?
Depends on the structure. Grants are never repaid. Forgivable second liens are forgiven after you keep the home a set period; early sale or refinance may require repaying a prorated amount.
Can I apply directly to the state?
No — you cannot apply directly to TSAHC or TDHCA. Assistance is delivered through an approved participating lender, which is where I come in.
Do I have to be a first-time buyer?
It depends on the program. Home Sweet Texas and Homes for Texas Heroes have no first-time requirement; TDHCA My First Texas Home and the MCC generally do (waived for veterans).
What are the income limits?
